    Navorda
    Add-on to Navorda Platform
Navorda Land · Geospatial Land & Securization

Manage every parcel behind your land-readiness milestone.

One map. Every plot. Every counterpart. Every contract.

Navorda Platform tracks whether land is ready as a milestone. Navorda Land manages how it becomes ready — connecting cadastral parcels, geography, landowners, securization instruments, contracts and activities to the projects they enable.

Same project reality. More specialist depth: keep land reality connected to the projects and commitments it affects.

    The Problem

    Sound familiar?

    🗺️

    GIS is a bottleneck

Only one person on the team can open a GML file. Everyone else waits for the GIS analyst to plot boundaries, extract references, and produce a map they can understand.

    🤝

    Landowner relationships are opaque

Who talked to María García last? What was the outcome? Is she the same María García from the other project? Nobody knows without digging through WhatsApp threads.

    📑

    Contracts scattered everywhere

The lease is in SharePoint, the amendment is in email, the signed version is in the lawyer's Drive, and the cadastral certificate is in a Windows folder named "DOCS_FINAL_v3".

    The hidden cost

Land readiness is a portfolio metric, not a folder.

When cadastral status, contract progress, counterpart negotiations and legal documents live separately, leadership cannot see whether land is truly secured or just reported as progressing. That gap usually shows up in the construction window, not the development phase — where it is measured in months of COD slip, not days of rework.

    Features

    Everything you need

    🗺️

Visualize land contracts directly on maps

Every parcel — secured, pending, at risk — on one interactive map with cadastral references, areas, and GeoJSON geometries. Click any boundary to drill into plot details, contracts, and counterparts.

    📄

Import Catastro GML without a GIS analyst

Upload GML files from the Spanish Catastro and Navorda auto-extracts everything: geometry, cadastral reference, area, reference point coordinates. Elsewhere, generic geospatial import brings your parcels in. No GIS skills required.

    📝

Track every securization instrument in one workflow

Leases, purchases, surface rights, expropriations, concessions and other configurable instruments — all in one place. Each contract type has its own progression from DraftPending through FullySecured, with option and expiry dates on the record.

    👥

Never lose track of who said what to which landowner

Track landowners, heirs, legal representatives, and other stakeholders with role and share assignment. Every counterpart's activity history and contract relationships, across projects.

    📞

A complete negotiation timeline, not WhatsApp threads

Log every call, meeting, email, and site visit against the relevant contract or counterpart. Build the negotiation history once, and stop losing context between team members.

    📎

Find any signed document without folder-diving

Contracts, cadastral certificates, notarial deeds, and correspondence attached to the right plot or counterpart. Download, version, and track what's been submitted — without hunting through the lawyer's Drive.

    Self-valuation

    What teams can now answer

    1. What percentage of land area is secured per project?
    2. Which plots are blocking RtB, and which counterparts are responsible?
    3. Which contracts are stuck in negotiation past the planned closing date?
    4. Which projects are most exposed to land-driven schedule slip?
    5. Can you produce a cadastral-and-contract status pack for any project in minutes?
    Getting Started

    How it works

    1

Create your project and import land data

Set up a project with its location and boundary. Upload GML files from the Catastro — Navorda auto-creates plots with geometry, cadastral reference, and area already filled in.

    2

    Structure your contracts and relationships

Create contracts linking plots to counterparts. Define the instrument (lease, purchase, surface right), assign counterpart shares, and set milestone targets.

    3

    Track progress on the map

Open the interactive map to see which plots are secured, pending, or at risk. Log activities, attach documents, and monitor the securization pipeline from first contact to fully secured.

Built on the same operating model

Navorda Platform tells you whether land is ready. Navorda Land manages how it becomes ready — on the same project record, so the answer in the portfolio view is the answer on the map.

Platform knows whether land is secured. Navorda Land manages how it gets secured.

Navorda Platform governs: Project, then Land-readiness milestone. Navorda Land manages: Parcels, then Contracts, then Counterparties, then Secured-area KPI, then Activities. A lease slips past its planned signature → the parcel stays Pending → the secured-area KPI on the Land view shows how much is still open → the project's land-readiness milestone in Navorda Platform moves with it.

    FAQ

    Frequently asked questions

The land-readiness milestone is. Navorda Platform tracks land readiness as a milestone with status, owner, expected and actual dates, like any other development milestone. Which parcels are secured, by which instrument, with which landowner and under which contract, the secured-area KPI and where those parcels are on the map belong to Navorda Land. Platform knows whether land is secured. Navorda Land manages how it gets secured.

Leases, purchases, surface rights, expropriations and concessions ship as instrument types, easements where supported, and the list is configurable. Each instrument has its own progression from draft to fully secured, with option and expiry dates recorded against the contract.

Native parsing is for Spanish Catastro GML. Other jurisdictions use generic geospatial import — geometries and references arrive as data rather than through a jurisdiction-specific parser.
